What a Ground Loop Actually Does, and How to Tell If Your Property Suits Geothermal
The ground isn't a heat source, it's closer to a battery. What that means for your yard, your ductwork, and whether the numbers make sense.

Geothermal gets sold with a lot of talk about the earth's energy, which makes it sound like the ground itself is heating your house. It is not. The ground is not a heat source, it is closer to a battery with a stable temperature, sitting a few feet down around the low fifties year round in this part of Ohio regardless of whether it is January or July. A geothermal system does not generate that heat, it moves it, pulling warmth out of the ground in winter and dumping heat back into the ground in summer, using a heat pump instead of burning gas or running a standard outdoor condenser.
What the loop is actually doing underground
The loop itself is just pipe, usually high density plastic, filled with a water and antifreeze mixture that circulates between the house and the ground. In winter, fluid leaves the house colder than the ground, picks up warmth as it travels through the buried pipe, and comes back warmer, at which point the heat pump concentrates that warmth and delivers it into the house at a usable temperature. In summer the whole cycle runs in reverse, with the loop rejecting heat pulled out of the house into the cooler ground instead of into the outside air. The ground never runs out of that capacity the way an air source system can struggle on the hottest or coldest days, because the temperature it is working against barely moves.
Two ways to bury it, and the property decides which
A horizontal loop is trenched a few feet down across a wide area of yard, and it is the cheaper option where there is room for it, generally needing something in the range of half an acre to an acre depending on the system size and soil. A vertical loop uses one or more boreholes drilled far deeper, sometimes hundreds of feet, and it works on a much smaller footprint, which is the option for a property without open yard space, at the cost of drilling equipment and time. Where a property has a pond or a large enough body of water on it, a pond loop is sometimes the cheapest option of all, laid directly in the water instead of buried.
What already works in your favor
A house that already has forced air ductwork in reasonable condition starts from a real advantage, because the indoor half of a geothermal system, the water to air heat pump unit, still distributes heat and cooling through standard supply and return ductwork the same way a conventional furnace and air conditioner do. What changes is what sits in the mechanical room and what runs out to the yard, not how the air gets to your rooms. The other thing worth checking early is your electrical service, since a geothermal heat pump draws more continuous power than a standard air conditioning condenser, and an older panel with limited spare capacity may need attention before the heat pump itself becomes the real conversation.
What actually rules a property out
A tight urban lot with no yard space and no realistic access for a drill rig is the most common disqualifier we run into, not because geothermal would not work there in theory, but because getting the loop in becomes disproportionately expensive relative to the house it is serving. Bedrock close to the surface can push vertical drilling costs up sharply, which matters most on smaller jobs where that cost is a bigger share of the total project. Established landscaping, mature trees, or hardscaping that would need to be torn up for a horizontal loop is worth weighing honestly against the savings, because that damage and its repair is a real cost too. And geothermal's economics work on a payback period measured in years, so it makes the most sense for someone planning to stay in the house, not someone weighing it against a sale in the near future.
What to actually check before calling anyone
Before you spend time on this, look at three things yourself. How much open, undisturbed yard space you actually have and whether heavy equipment could reach it. Whether your existing ductwork is in good shape, since a geothermal heat pump still needs to move air through the house the same way a standard forced air furnace does. And honestly, how many more years you expect to be in the house, since that number changes whether the upfront cost makes sense at all.
